Real estate listings, prices and sales in Piermont and the Nyack area

Once again we had no title transfers this week. However, we have several properties under contract—and remember, all these pending deals will eventually (hopefully) close this spring and summer, so we should start to see the title transfers rolling in.

We have a few new listings this week, including an 1817 village colonial (great potential but needs a lot of work), a gorgeous three-bedroom co-op with incredible Hudson River views in South Nyack and a funky two-family home in Piermont.  

On the commercial end, 6,000-square-feet of class A professional office space in Nyack is available at 53 Hudson Avenue in Nyack.

What does class A mean? These buildings represent the highest quality buildings in their market—they are generally the best looking buildings with the best construction, and possess high-quality building infrastructure. Class A buildings also are well-located, have good access and are professionally managed.

And if you're looking for a fixer-upper in one of the best locations in Valley Cottage, check out the home that just came out on Boxberger Lane in Valley Cottage—one of the pretties and most prestigious streets in Valley Cottage. The home needs a total renovation—and may even get torn down to make room for a larger more substantial home—but keep in mind one of the rules of real estate 101: buy the least-expensive home in the most-expensive area, call your contractor and bring your imagination.
