Nyack's Newest Waterfront Home May Not Be Like the Others

Homeowners at 11 Orchard St. are hoping to orientate their house toward the water, and not the street.

Earlier in the summer, a homeowner at 11 Orchard Street received permission from the village to demolish a dilapidated home on their waterfront property.

Now, the homeowner—Yanina Kotlyar—is in discussion with the village about constructing a new home, but with one major difference: the home will not be orientated toward the street.

Nearly all other homes in the village, waterfront or not, are orientated toward the street, as dictated by the village code.

Kotlyar hopes skewing the home's position will give it better views of the Hudson, and still fit with the village's ambiance.

"We'll knock down [the current house] and put up a structure more in line with the architectural style of the village," said architect Bob Hoene at Monday's planning board meeting. "[It will be] a nice design that compliments the existing structures."

Hoene is the founder of Hoene Architects, based in Piermont.

But at the same meeting, Orchard Street neighbors expressed concern about the project.

"We're very happy they are going to rebuild [the home], but I do not want the building skewed toward my property," said Paul Collins, who lives at 15 Orchard St.

"It should be in line with all other houses on the block," he added.

"House are designed to face toward the street as said in Comprehensive Plan," added another nearby resident. Other neighbors expressed anxiety that the new home would obstruct their water views, or violate their privacy.

The original house was constructed in the early '60s, and the property and home were sold to a new owner in 2009 for $925,000.

The issue will be discussed further at tonight's architectural board meeting (7:30 p.m., Nyack Village Hall).
