Why Don't Nyack and Piermont Have More Bed and Breakfasts?

Parking is what's impeding more quaint B&Bs from opening up.

Patch readers asked: why don't Nyack and Piermont have more bed and breakfasts for visitors, vacationers and passers-by?

After all, it may behoove the villages—having recently been named one of America's coolest small towns, an influx of visitors to Nyack is likely. But currently, all of the Nyacks and Piermont have just two bed and breakfasts—Riverview in South Nyack, and Firehouse in Piermont.

Lesislation certainly doesn't prevent it.

"Bed and breakfasts are absolutely not discouraged," said Richard Kavesh, Nyack's mayor. "They're recommended in our comprehensive master plan, which was adopted in 2007."

"We would like to have them," he added. "It would be a good thing for Nyack."

The culprit, Kavesh said, is parking. In order for a home to be converted into an operational bed and breakfast, it must meet certain zoning ordinances—one of which is sufficient parking for all guests.

And since street parking is already a rarity, the tentative bed and breakfast would have to convert its own land into parking.

"There are few, if any, houses left with yard space that could qualify," Kavesh explained.

So: until the parking problem is solved, or homeowners are content converting their front lawns into pavement, Nyack and Piermont's temporary lodgers will have to settle for motels.
