This Year: 843 Homes Sold in Rockland

Real estate listings and recent sales in Nyack, Piermont and surrounding communities

After the flurry of activity , this week was quiet for the local real estate market. We had 5 new listings hit the market, and only 1 property go under contract

One of my favorite homes is our featured property—a mountain-top retreat on 1.2 acres in Valley Cottage. This home sold for $852,500 back in 2008, and is now on the market for only $575,000. The house is a great value for those buyers looking for rustic charm, privacy, nature and scenic views. 

And some good news on the sales end: we had 6 properties title transfer.

Since there was not a major local real estate story this week—and since we are entering the fourth quarter of the year—we will share some interesting Rockland County real estate statistics:

 Year to date, there have been 843 title transfers.* At this same point last year, there had been 923 title transfers—about a 9 percent drop in number of single family home sales.

Here's a breakdown of sale prices:

Above $4,000,000    =   2

$3,000,000-$4,000,000  =  1

$2,000,000- $3,000,000  = 1

$1,000,000-$2,000,000  =  12

$900,000 - $1,000,000  =  8

$800,000 - $900,000     = 20

$700,000 - $800,000   =  30

$600,000 - $700,000   =  49

$500,000 - $600,000   =  112

$400,000 - $500,000  =  190

$300,000 - $400,000  =  248

$200,000 - $300,000  = 112

$100,000 - $200,000  = 52

Below $100,000          = 6

Total            =              843  Sales

 

As you can see, the majority (79 percent) of sales are in the $200,000 - $600,000 price range, with the sweet spot (29 percent) being the $300,000 - $400,000 range.

But the year is not over yet—we still have three more months to at least match last years number of sales—1196 properties sold in 2010. Plus, there are currently 302 properties under contract; if all of these properties close this year, we will be close to last year's volume.
