Real Estate Roundup: West Nyack Home Sells in One Day

Real estate listings, prices and sales in Piermont and the Nyacks

It was a quiet week in local real estate, likely due to the holidays. The area only had three new listings hit the market: a starter home on East Street in West Nyack, a low-priced vintage Colonial on White Avenue in South Nyack and a very nice Colonial in the sought after neighborhood of Waters Edge in Valley Cottage.

The region did have five properties go under contract, however. These included a bi-level in Valley Cottage that sold in one day, a couple of condos in Valley Cottage, a bank owned property on 9W in Nyack and a 1749 Dutch Colonial in Piermont. (That house incidentally had been on and off the market for four years, and now finally has found a buyer. When you drop your price by $346,000 its bound to make a difference... eventually.)   

And for title transfers, Nyack had one Clermont condo close this week.

Also: being that May 4 is approaching, I'll remind readers that if you feel you are being over-taxed on your property, tax grievance day is coming. Once a year you have an opportunity to present your case to the town if you feel you are being over assessed. There are many companies out there that will help you with this and they usually only charge you if they are successful—you can't lose by giving it a shot. You can keep trying each year, even if you've been rejected in the past. I know many homeowners feel that their property taxes are getting out of control.
