Real Estate Roundup: Several Homes Find Buyers
Real estate listings, prices and sales in Piermont and the Nyack area
It was an active week in local real estate. We finally had some title transfers roll through—including a new construction lot in Palisades, a mixed-use building on North Broadway and a town-home with water views on Gedney.
Also, a large colonial home in West Nyack sold for well below the average per-square-foot selling price for West Nyack. When the average home in West Nyack sells for around $242 per-square-foot, the home on Marten Drive sold for $146 per-square-foot. That's a great deal!
We had one property in West Nyack go under contract: a ranch in Van Houten Fields.

We also have some great new listings including our featured home on Lake De Forest, an elegant contemporary ranch on over an acre of gorgeous lake side property. In addition, there is a tastefully renovated brick colonial in Piermont on Ferdon Ave, an affordable condo in Valley Cottage, a cozy cottage in West Nyack, a renovated split in Upper Nyack on a private road and a couple of interesting short sales.
What's a short sale? It's when a home is worth less than the mortgage amount, and the homeowner needs the bank to accept a selling price below the amount that is owed. This is why these properties are always subject to third party approval. The bank will be taking the hit, and has to make a decision on whether to lose money now, or potentially more if they foreclose. It's not for everyone, and one should consult an attorney who specializes in this area before considering selling or buying a short sale property.
