Nyack Condo Sells for $349,999, Cash

As expected, the local real estate market has quieted down to its end-of-summer pace—believe it or not, zero properties went under contract this week.

That's late August for you. But don't worry: the market usually picks up in September.  

The area, however, did see five new listings: a condo at Mountainview in Valley Cottage, a condo at 206 Devries Court in Piermont, a four-family home in Valley Cottage, a builder's lot in West Nyack and a Hudson-view contemporary at 773 US HWY 9W in Piermont.  

On the bright side, we did have six properties title transfer, and with the exception of one short sale, the average percentage of sale price to "original" list price was an astonishing 96.5 percent. This could be attributed to realistic sellers, accurate pricing and buyers starting to see "good values."

In addition, the icing on the cake for these sales: an average of only 22 days on the market. Those are some quick sales; congratulations to all the sellers, buyers and agents.
