Snedens Landing 'Cliff House' Asks $2.9 Million

Real estate listings and recent sales in Nyack, Piermont and surrounding communities

The market is definitely heating up—local real estate has seen a lot of activity the past two weeks.

The area saw 17 new listings hit the market, and the most interesting news comes out of Snedens Landing. The exclusive Palisades community has four new listings that total over $7 million, including our featured home: The "Cliff House," located at 40 Lawrence Lane. The former home of Lorraine Bracco was purchased back in August of 2009 for $2.7 million, and is now on the market for $2,995,000.  

Two other notable homes in Snedens Landing to hit the market include the Adams "Block House" at 39 Woods Road for $2,000,000, and the Palisades Presbyterian Manse at 124 Washington Springs Road for $945,000.  

If these homes are out of your price range, don't worry—there are nine new listings priced under $500,000, including a great Colonial at 51 North Central Ave. in Upper Nyack listed for $447,500, a split level home at 502 North Midland Ave in Upper Nyack for $345,000, and a two family Cape at 40 Jewett Place in Nyack for $399,900. 

On the new sales front, the market has been sizzling; the region had 12 properties go under contract within the past two weeks—that's almost a sale each day. Included in this list is the riverfront land in Upper Nyack that sold in just 38 days, a cozy ranch at 136 Castle Heights in Upper Nyack listed at $359,000, 5 Robin Lane in West Nyack listed at $549,000 and two higher-end homes—1 Cliffside Drive in Sparkill listed at $1,200,000 and 717 US Hwy 9W in Piermont listed at $1,155,000.  

There were six title transfers over the past two weeks. Not exactly a frenzy of closings—however, of note was the 5,200 sq.-ft. home at 19 Ludlow Lane in Snedens Landing that sold for $2,550,000.

This issue is not whether Rockland County will need more water in the future which it may nor is itRead More the fact that Hudson River water can be made drinkable which it can. The primary issue is the company that wants to run the project. United Water has been a lousy corporate neighbor to West Nyack allowing old homes to deteriorate then tearing them down and doing nothing to stop the flooding south of the reservoir. If we allow them to construct the Haverstraw project they will do nothing to protect the area and if anything goes wrong they will blame someone else. When United Water starts to take responsibility for its actions and manages their facilities so as to have a minimal impact on the community then maybe they should be allowed to build Haverstraw but don't count on it.

Untrue. Perhaps if United Water wasn't sending over 2 million gallons a day from Deforest Lake toRead More they're customers in Bergen County we would not have this shortage. Hydrologists have shown that there is enough water regularly collected in Rockland's reservoirs and aquifers for our current and growing needs. Many of the "facts" that United Water is putting forward are outdated, and are based on they're own mismanagement of our water basin. Lets remember that United Water has repeatedly been removed as a water provider of major cities throughout this country (6+ last time I checked, notably even from Camden NJ) for mismanagement of water resources. I think its a prudent choice to look into a plant that we will be stuck paying for for the next 4 years from a company that has repeatedly lied and provided water with toxin levels high above legal limits to they're customers. Better safe than sorry.
