Real Estate Roundup: $2.3M Waterfront Home in Piermont Under Contract

Real estate listings and recent sales in Nyack, Piermont and surrounding communities.

Well, the local real estate market has not been slowing down this holiday season. 

The area had 10 New Listings hit the market this past week. The new inventory ranges from a one bedroom co-op at Salisbury Point for $175,000 to a rustic shingle and stone "green" home on Woods Road in Snedens Landing priced at $3,995,000.  

The real good news was that we had 7 properties go Under Contract.  Included in that list is our featured home at 731 Piermont Ave. in Piermont.  This custom designed waterfront contemporary has been on and off the market for several years.  Priced as high as $3,499,000 back in 2005, with its most recent asking price of $2,395,000, it is now in contract.

Also included in the "Sale Pending" list is our previously featured Sears, Roebuck & Co, 1920s Dutch Colonial - "The Van Jean" in Upper Grandview.  This fabulous home sold in just 12 days after it was recently listed.  For a Youtube video slideshow of this home, click here. 

Even more good news is that we had 10 properties Title Transfer.  With six of these properties having been on the market for a year or longer, it was a good week for older inventory.  The most impressive sale, however, was the 1880s Colonial home at 99 Orchard Terrace in Piermont that was sold in just 12 days.

Also of note was that four of these title transfers were investment or commercial properties. A two family on Brookridge in Valley Cottage, a four family on Piermont Avenue in South Nyack, a mixed-use building on Bridge Street in Nyack, and a commercial office space on Shad Row in Piermont.
