It was not a bad week for the local real estate market—the area saw 6 new listings hit the market, including our featured home: a 2004 contemporary colonial at 1 Treeline Terrace in Upper Grandview listed at $1,049,000.
What is very interesting about this property is how the sellers and their agent have priced their home. Being realistic right off the bat, they are pricing their home approximately $500,000 less then what they paid back in 2005. Now that is a seller and listing agent who understands the market. And it's right in line with the estimates of home prices being around 32-percent off of their peak.
Some good news on the sales front: the region had 9 properties go under contract and 6 properties title transfer. Even better news is that 8 of these properties were on the market for less than 30 days. That is much shorter than the average time on the market.
