Mikhail Baryshnikov's Home Sells for $3.5 Million

Although it's still summer for a couple more weeks, most of us feel that a new season has arrived. And with that sentiment, the local real estate market usually rebounds. We usually see a fresh batch of new listings and buyers in the fall, after a quiet summer.

This week saw six new properties hit the market. The new crop included a mixed-bag of property types: a village Colonial on Aldine Lane in Nyack, a bi-level on Waters Edge in Valley Cottage, a Colonial on a private road in Valley Cottage, a co-op at Salisbury Point in South Nyack, a condo in Piermont and a home in West Nyack. The average price of these listings was only $379,483. This is lower price range than the average for the area, so it was a good week for buyers who are looking for more affordable properties.

Some more good news: we had six properties go under contract. Three of these properties sold in less than three weeks—the average was 55 days on the market; the average listing price for these properties was only $380,216. 

We had a modest three title transfers this week—however, one of those sales was a big one: the 5500-square-foot home of Mikhail Baryshnikov on 2.2 acres in Snedens Landing sold for $3,475,000.  It was on the market for 505 days and sold for $1,275,000 less than the original listing price.
